HLN have been instructed by our client, GreenSquareAccord (GSA), to redevelop a Brownfield site in Wellington, Telford. The site has remained empty and unused for a number of years, and had been the location for a number of instances of anti-social behaviour. The design brief is to develop a mixed tenure residential approach on the site, which will include 1- and 2-bedroom apartments, 2- and 3-bedroom houses and shared public amenity spaces. We have worked closely with the GSA team, including their Delivery and Quantity Surveying Teams, to develop a number of design options which have explored:
- Development potential – Where could/should new homes be located?
- Meeting the need – What need homes are needed in the area?
- Financial Modelling – Can we strike the balance between construction cost and payback?
- Buildability – Can these designs be delivered on site in a safe, controlled and phased manner?
The agreed design approach has been to develop a mixed unit typology based on an three storey apartment block to the north of the site, housing to the south of the site and public amenity spaces to the east and west.
